Front Gate Access

LVW is a gated community that uses a keypad system to provide entry for our homeowners and their visitors.  Current homeowners have elected to have the gate remain open during the day.  Therefore, the gate automatically opens at 7 a.m. and closes at 7 p.m.  After 7 p.m., each homeowner uses the keypad to open the gate using a personal access number.  To apply for front gate entry using the keypad, see Section 6 Gate Access & Keypad Information.

As an additional convenience for our homeowners, we provide preprogramed gate remotes that operate both the front and back gates.  These remotes, as well as additional or replacement remotes, can be purchased for $25.00 each, payable to Lakeview Woods POA.  No cash please.

HOA Assessments:  Contact Leland Management

HOA fees are due on the 1st of each month.  Payments can be made monthly or quarterly by using your coupon book or by signing up for automatic payment (ACH/echeck).  You can sign up for this service by going to Leland Management.com.  Instructions for setting up automatic payments and bill pay are also included with this package (see Section 2).  If you need assistance or have any questions, contact Leland Management.

Recreational/Vehicle Storage:  Contact Leland Management

LVW provides a storage area for recreational vehicles, motorhomes, trailers, boats, canoes and other small boats.  Registration forms are included in Section 6: Forms.  Please complete the form and submit it to Leland Management for approval and assignment of your space.

Home/Property Modifications and Improvements:  Contact Leland Management

As a new homeowner, you may already have some ideas on how you would like to improve your home and property.  Please be sure to review our By-Laws and Covenants (Section 8) and complete and submit the Architectural Review/Request form (Section 6) provided in this package.

 Pavilion Reservations:  Contact – Darrell Anderson (352) 456-1936

All residents may enjoy the pavilion, lakefront, and dock area.  Residents may also reserve the Pavilion for their own special functions or events.  Reservation forms (Section 6) should be completed and submitted to Cheri Brown (352) 817-2384

Pets Are Welcome

LVW is a pet friendly community, so enjoy your pets and walking your dog(s).  But we do ask that pet owners observe pet owners’ etiquette.

  1. Keep your furry friends leashed and under your control at all times.
  2. Keep barking to a minimum.
  3. Pick up after your pets and dispose of the waste properly at your home.

Speed Limit:  20 mph

LVW is a small community with curved roads, children playing, pets, walkers, and bikers enjoying our community.  For the protection of all of us—including our wildlife—please adhere to our 20 mph speed limit.

Wildlife

Our location in the Ocala National Forest means we are privileged to enjoy an abundance of wildlife.  Gofer turtles, Sandhill Cranes, foxes, bears, and alligators are just a few you may see, so keep your cameras ready!  Keep in mind, however, that some of these (e.g. bears, foxes, alligators) can be dangerous, especially if they become too familiar with people.  Enjoy them when you see them, but please do not feed them.  Not only is it illegal, but familiarity with people may pose a threat to our children and pets.  Trash/garbage containers should be kept in enclosed areas.  You will find some helpful information with this package for tips on how to live safely with these creatures.

Community Yard Sales

LVW provides opportunities to participate in community yard sales twice each year, held in April and November.   For specific dates, watch for the notices on our bulletin board by the mail boxes.
